Firsthand Local Experience

Decades of inspecting thousands of homes across Silicon Valley have taught us the region’s architecture firsthand. From historic framing and mid-century Eichlers to modern homes and ADUs, we understand how these structures perform, how they age, and where problems typically develop.

Our roots in the area run deep, including family ties to Cupertino’s early civic leadership. Decades of local experience make property changes easier to recognize, evaluate, and explain. The Power of Hands-On Knowledge

A standard home inspection relies on visual observation, but an accurate assessment also depends on knowing how buildings are assembled, how systems work together, and where problems commonly occur. When our report identifies a condition, that finding is informed by decades of hands-on experience building, installing, repairing, and evaluating residential systems. Our findings provide a clear, technically grounded record of the property’s visible condition.

Deep Construction Roots. Court-Qualified Credentials.

Our principal inspector holds an active California contractor’s license and serves as a court-qualified expert witness in California construction and property disputes. Over his career, that work has included serving as an expert for the California Contractors State License Board and in construction litigation.

Zero Conflict of Interest

We operate under a strict code of ethics and do not perform repair work on the homes we inspect. This clear separation avoids repair-related conflicts of interest, protects the independence of our reporting, and ensures that every finding is based solely on the visible condition of the property. Clients should consult independent licensed contractors for all recommended repairs.

Our principles

How We Work

  • By the book. We follow the California Business and Professions Code, the ASHI Code of Ethics, and the ASHI Standards of Practice. Every inspection is performed by an ASHI Lifetime Member, No. 200698.
  • Narrative reporting. We do not rely on generic checklists. Every property receives a narrative report written for clarity, objectivity, and practical use.
  • No volume model. We take fewer inspections and give each one full attention. Nearly all of our work comes by referral from agents and past clients who know the quality of the reports.
  • Independent opinion. We inspect for you, not for the transaction. What appears in the report is what was observed.
  • Service beyond the report. We remain available after the report is delivered to answer questions and explain findings in plain language.

The Report

Every finding is written in plain English and labeled: Safety Issue, Major Concern, Repair, Improve, or Monitor. Each finding states what was found, why it is a concern, and the recommended correction, with photographs where they help.

Sellers (Listing Inspections)

Most of our work involves an initial inspection and full report to help prepare a property for sale, followed by a re-inspection to verify completed repairs.

Buyers & Homeowners

We provide evaluations before a purchase, baseline consulting for remodels, and second opinions on incomplete or disputed reports.

In every case, the standard is the same: impartial, factual, and plainly informative reporting. We report what we find, regardless of who hires us.
